When getting your mortgage in Spain you will usually be asked as a minimum to provide your last three payslips, your latest income tax return, details of any other loans/mortgages, your contract with the seller and proof that property tax is up to date and the Escritura. What you are asked for may vary bank to bank and you may also be asked for your work contract or records of your assets. Self employed applications also require additional documentation and your individual broker will better advise you on what is required for each individual case.

Your lender will require a valuation of your chosen property as this will assist them in assessing the loan amount and term. Terms can vary from ten to twenty five years. Make sure you are aware of all the fees you may incur when getting your Spanish mortgage including the valuation fee, mortgage arrangement fee and mortgage insurance, Notary fees, Translator fees, mortgage tax and land registry fees. You don’t want any unexpected shocks later on.

What is a Padron and do I need one to get a NIE Number?

Answer in simple terms: The Padron, known in Spain as the empadronamiento is similar to the electoral register in the Uk. It allows the local town hall to monitor how many people live in each town/city and directly affects the funding that town receives from the government.
The British Embassy advises that it is obligatory by Spanish law to register on the padrón at the Town Hall where you reside.

Registering at your local town hall, also known as the “Ayuntamiento” in Spanish benefits your town because your local government receives funding depending on how many are registered on the Padrón. The Padrón is a good way for the Town Hall to know how many people are living in the area. Some town halls may also ask you to complete a census form which allow you to vote in local elections.

On the Padrón will be all the names of people living at the address. You can still be on the Padrón for a certain address even though your name is not on the escritura (title deeds) or rental agreement.

If you wish to apply for your certificado, register your child for school, register at your local medico (doctor), transfer an imported vehicle to Spanish plates or buy a Spanish car then you will likely need a padrón.

How do I get a Padrón?

First of all you will need to visit your local Town Hall (Ayuntamiento). You need to take with you your valid and in date passport, a recent utility bill, a copy of your escritura and your NIE number (Numero de identidad de Extranjero). In some Town Halls they now charge a  fee for processing your Padrón. It will not matter if your NIE number shows a different address however your escritura/rental agreement should be your correct address.

You will receive a certificate showing your property details as well as the names of all who reside there.  This is a quick process and you will be given your certificate to take home with you.

Do I need to renew my Padrón?

You may be asked for an up to date padrón ie dated within the last three months, by certain services or authorities eg the medical centre, Trafico, Social Services and if you are then it is simply a case of asking your Town Hall to reprint your padrón.
Some local authorities are currently checking the accuracy of their padrón registers so you may be sent a letter enquiring as to whether you wish to remain on the padrón. If you do not answer to this, you may find yourself being removed from the padrón.

Things to See & Do in Marbella

Marbella’s beaches: The Marbella coastline stretches from Cabopino through to San Pedro de Alcantara. 26 kilometres of golden sandy beaches, shelving down to the calm Mediterranean Sea.

To the east, Cabopino port and beach are home to a couple of laid-back and economical Chiringuitos (Beach Restaurants), the beach right next to the port has sunbeds for hire and is a popular kite surfing spot. Funny Beach just outside of Marbella, is an amusement park on the beach, with go karts, parasailing, water scooters and a restaurant bar.

Marbella town’s beaches are well equipped, with water sports facilities, beach restaurants line the golden sands, cooking sardines on the spit, the waters are calm, ideal for family beach days. Head further west into Puerto Banus and you have a mix of family beach zones and hedonistic beach clubs, where you’ll likely bump into a few celebrities and paparazzi.

Finally, you reach San Pedro de Alcantara, at the western limits of Marbella. Here the wide, palm-fringed beaches are more laid-back, backed by a beautiful promenade and restaurants.

Shopping in Marbella: If you want to combine a beach holiday with a shopping trip, Marbella is an excellent choice. Between Marbella town and Puerto Banus you have an impressive mix of independent boutiques, luxury brands and international Spanish high street brands, such as Zara and Mango.

The luxury Puerto Banus is crammed with designer boutiques, if you have a few hundred pounds to spend on a tshirt, bikini or pair of shoes, then this is the place to shop. If you’re looking for something a little more unique, then Marbella Old Town is a good shopping destination and La Cañada Shopping Centre on the highway above Marbella, is home to chain stores, boutiques, supermarkets, DIY stores. History of Marbella:  Although Marbella is a fairly modern town, it still has an interesting history and a significant architectural heritage.

Some experts believe the first settlement in the Marbella area dates back to the Phoenician occupation in the 7th century, although there is no conclusive evidence of this. The Casco Antiguo (Old Town) dates back to the Roman occupation and was originally called Salduba (Salt City).

Museums in Marbella: Marbella might not be a big city, but it has its fair share of cultural attractions. There are heaps of activities to keep a family occupied in Marbella, but if you want to venture out of town, pop down the road to Puerto Banus, making sure you stop off to visit some of the cool cafes and restaurants on the Golden Mile (Milla de Oro).

Puerto Banus is notoriously known across the globe for its glitz and glam, chic and showy boutiques, clubs and yachting port. And it’s not far off the mark. If you have the cash to dash for a shopping spree, then here you can shop Gucci, Tom Ford, Louis Vuitton, Jimmy Choo, the designer list is endless.

If you don’t have a spare couple of grand to go shopping, you still need to experience the port. During the day you can enjoy a stroll to the end of the portside, rhapsodize over the luxury yachts and then enjoy a Cosmopolitan cocktail at one of the portside bars, where you can sit on the terrace, watching the world glide by in their Ferrari.

The neighbouring town of San Pedro de Alcantara combines a traditional old-town, with a more modern seafront. There are some superb restaurants and a long, clean stretch of family-friendly beach.

Head up into the mountains behind Marbella to enjoy day visits to some of the inland, whitewashed pueblos of the region. The closest village is Ojen, around 10 minutes drive from the coast, nestled between the Sierra Blanca and the Sierra Alpujata and just five minutes from the stunning Sierra de las Nieves natural park. A charming town, small but perfectly formed.

Slightly further inland you have the villages of Monda and Coin, and Istan is reached heading inland from the Golden Mile. Many foreign residents have settled in these parts, but the villages still retain an air of the past and are worth a visit. You can spend a day out visiting several of the local interior villages, to get a feel of Andalucian life.

Gastronomy & Nightlife in Marbella: Whether you enjoy fine dining or traditional tapas, some of the best restaurants on the Costa del Sol can be found in Marbella, East Marbella, Puerto Banus and San Pedro de Alcantara. Traditional tapas bars, jostle with fish and seafood restaurants, beach bars, Michelin-star establishments and international diners. Whichever way you turn in Marbella, you’ll come across a restaurant. Head to the old fishing port for a plate of fried fish, clams sardines. The Old Town combines budget tapas with some real fine dining establishments.

The Island of Tenerife is the largest of the Canary archipelago and is known as the island of eternal spring because of its all year round excellent climate. The island is full of stark contrasts and has a variety of scenery which changes through the regions.

For most activities in Tenerife you won’t need your NIE-Number but its always best to carry with you anyway.

A mountain chain runs through its centre from Anaga to Teno and on both of its slopes there are large, exuberantly fertile valleys, among them especially La Orotava and Gumar.  In the heart of the chain there is a gigantic, natural crater, called Las Cañadas del Teide, which is 29 km across and has officially been declared a National Park.

It lies over 2,000 m above sea level. North of the crater stands El Pico del Teide (Mount Teide), a 3,718 m high mountain, which is the highest point in Spain. It
is snow covered in the winter and marks the island with its unique silhouette.

Food and Cuisine on Tenerife
Fish plays an important role in the gastronomy of Tenerife, naturally being an island. Especially delicious are Langoustines, Mussels, Octopus, Atlantic Mackerel, and Sardines.

Meat dishes are popular, but most meat tends to be imported in, as there is not much livestock on the island. The exception to this is rabbit, which is reared in Tenerife: a speciality rabbit dish is Conejo al salmorejo (Rabbit in Salmorejo sauce).

If you are visiting the seaside resort of Adeje then you should try the local speciality of Spicy Canarian Chicken.

A special accompaniment to many dishes is called Papas Arugadas, which literally translates to Wrinkly potatoes. The potatoes are boiled in their skins with sea salt, which leaves a fine crust and served with delicious Mojo sauce.

PLEASE ENSURE THIS IS PAID AT LEAST ONE DAY BEFORE YOUR APPOINTMENT. This is not always an easy task…..

(if you have a short notice appointment you can pay on the day before your appointment)

For each new NIE Number application, or replacement NIE Number application there will be an applicable tax payable in advance to the Spanish Government.

The amount owed will be shown on your Form 790 we sent you via email.  You need to take this form, which comprises of 3 pages (two identical), to a bank to pay the Tax.  This needs to be done before your NIE Number appointment. DO NOT LEAVE THIS UNTIL THE LAST MINUTE AS IT CAN SOMETIMES NOT BE SO EASY…

You may need to try several banks before you will find one which will allow you to pay your NIE Number Tax.  In general all Bank Sabadell will accept your form.

Some banks will only accept payments if you hold an account with them, but most national banks will accept your form and payment without an account.

Recently we have found that due to the long ques that processing many NIE Number tax certificates causes some banks will only accept payment on certain days of the week, for example Tuesdays and Thursday.

A: Each region of spain is able to set its own fees for your NIE Number tax. This amount will appear on your form 790 and on average is between 9-13 Euros per person.


Q: I’ve gone to the bank but they have said you have completed the form wrong. They say my NIE Number should be on the form.

A: We complete this form over and over again, day after day.  We can confirm your form has NOT been filled in wrong.

Not all cashiers are trained in what should be on your form. If you have problems try another bank and another cashier.  We can not put your NIE Number on the form as you currently don’t have one.

DO NOT leave paying your tax until the day of your appointment.


Q: I paid my NIE Number Tax, but when I arrived at the police station they said it was the wrong amount and sent me back to the bank to pay more. Why didn’t you tell me?

A: Each region has the ability to set its own Tax Rate. Where possible we try and issue forms with the correct tax rate, however, since the time we issued you the paperwork the police may have changed this amount, which they are not required to notify us or anyone about. The amount may be as little at 10c.  This will not affect your NIE Number application but in certain circumstances may require you to revisit the bank to pay the extra amount owed.


Q: I seem to be going around in circles, the bank will not accept my form 790 tax without a NIE Number and the Police will not give me a NIE Number without paying the form 790 NIE Number Tax. What do I do?

A: Welcome to Spain! This type of situation is not uncommon in Spain. The only answer is to keep trying different banks until one says yes. Crazy? Absolutely! Alternatively cross out the passporrtrt number on your paperwork and write in black pen the following number: 999999999


Q: I have been refused a NIE Number. Have I lost the Tax I paid or can I use it for my new appointment?

A: If your application for a NIE Number was not successful you can still keep the paid form 790 for 1 year from the date you paid the fee and use this at another appointment.


Q:  My region only offers joint NIE and residency applications. Why have you still sent me a 790 Tax Form?

A: If you are lucky enough to live in one of the regions which offers a joint NIE Number and residency application system your tax will be slightly higher.  The police station will issue you with a new form 790 to pay on the day if this is the case.

Q: If I use the atm cash machine I won’t have a stamp on my form. How does this work

A: If your using the atm cash machine you will get a printed receipt one you have completed the payment. Instead of having a stamp on your form 790 you attached this recipe to your form in its place. 

We have said it above but to be sure once again…. Please pay your NIE Number tax as early as possible. Do not leave it until the day of your appointment to pay the Tax. Your appointment will fail if you have not paid the tax in advance.

What is Autonomo  in Spain?

Being Autonomo in Spain is the equivalent of being self-employed or a freelancer in the UK.   Any person carrying out business in Spain is required by law to legalise them self with respect to registration, paying taxes and charging IVA (VAT).

How to Register as autonomo  in Spain once you have your NIE Number.

Registering as autonomo in Spain is  a two step process:

1.)Registering as self-employed with the tax office (Agencia Tributaria)

2.) Joining the autonomo social security system (Regimen Especial de Trabajadores Autonomos RETA).

Both are straightforward and the main requirements to register as Autonomo are:

  • A NIE Number
  • Bank account (for the social security charges)
  • work permit if your coming from outside the EU

You are not required to show a business plans, proof of funds or prove professional qualifications to become autonomo in Spain, although you must show your NIE Number.

Joining the autonomo social security system RETA does require that you are already in the social security system and this involves another fairly simple registration process. Similarly the Agencia Tributaria would expect you to be registered as a resident taxpayer which involves completing a another form (Modelo 30).

That are  bare minimum requirement for registering as self-employed in Spain but there may be other steps to go through, depending on the type of business.

For example anyone opening premises to the public will require an opening licence called a “licensia de apertura”. This is obtained from the local town hall and will be granted according to local by laws, after passing an inspection by a municipal expert (“tecnico”), payment of fees, presentation of other documentation and certificates and undertaking any other remedial work demanded by the town hall (e.g. sound proofing, emergency exits, hygiene facilities).

Lanzarote, the most eastern of the Canary Islands in the Atlantic Ocean is about 130 km off the African coast and 1,100 km from the Iberian Peninsula. Covering 736.9 km2 and it stands as the fourth largest of the Canary Islands.

The first recorded name for the island, given by Angelino Dulcert, was Insula de Lanzarotus Marocelus after the Genoese navigator Lance Lotto Malocello from which the modern name is derived. The island’s name in the native language was Titerro(y) gatra, which can mean “the red mountains”

Lanzarote is 12 km northeast of Fuerteventura and just over 1.2 km from Graciosa. The island is 59 km from north to south and 24 km from west to east.

Lanzarote has 213 km of coastline, of which 10 km is sand, 16.5 km is beach, and the rest is rocky. Its dramatic landscape includes the mountain ranges of Famara (671 m) in the north and Ajaches (608 m) to the south. South of Famara is the El Jable desert, which separates Famara and Montañas del Fuego.

The highest peak in Lanzarote is Peñas del cache rising to 670 metres above sea level. ”Tunnel of Atlantis” is the largest submerged volcanic tunnel in the world.

In 2010, a total of 139,000 people lived on the island of Lanzarote, which is an increase of 9.4% from 2006 (127,000). The island’s government (Cabildo Insular) is based in the capital, Arrecife, which has a population of 59,000.

The majority of residents (73.9%) are Spanish, with a sizable number of residents from other European nations, especially the United Kingdom (4.0%), Germans (2.6%) and Irish (2.5%). Other populous groups include immigrants from Colombia, Morocco, Ecuador, West Africa, China and India, which account for a large part of the remaining 15.6% of the population.

There are 500 different kinds of plants, of which 17 species are endemic. These plants have adapted to the relative scarcity of water, the same as succulents. Plants include Canary Island Date Palm (Phoenix canariensis), Canary Island Pine (Pinus canariensis), ferns and wild olive trees (Olea europaea). Laurissilva trees that once covered the highest parts of the Risco de Famara and are rarely found today. After the winter rains, the vegetation turns to a colourful bloom between February and March.

Coruna

Coruna has a reasonably short wait at current with some NIE Number appointments the next week.

Alava

Alava also has a reasonably short waiting list for NIE Numbers. You can normally get an appointment within 1-2 weeks

Albacete

The current wait in Albacete is around 2 weeks.

Almeria

Almeria has a longer wait for NIE Numbers. You can expect to wait in the region of 6 weeks for your appointment.

Asturias

This region has the shortest wait for a NIE Number, averaging about 1 week.

Avila

Two to Three weeks in the normal waiting time in Avila for a NIE Number appointment at the police station.

Badajoz

Badajoz has fewer than average police stations and as such has a current wait of around 3 weeks.

Balearic Islands
